Solitaire Real Estate

The Client

In this project, the customer was the Solitaire Real Estate company operating a compound of three administration buildings in the Prague center. Out of 8.530 square meters of the gross floor area of the compound, 6.085 square meters are to be found in new, reconstructed buildings, and 2.445 sq.m. in an older one.

Assignment and Objectives

  • Thermovisual measurement of the envelope of the compound
  • Assessment of the efficiency of the technologies installed
  • Assessment of energy management and suggestions for its improvement
  • Suggestion of measures whose aim is to reduce energy demands of the building and its operating costs

Results

With the help of data obtained from the MaR program, we detected significant overheating of the compound. Therefore, we made adjustments to the heating curve, which corrected the heating system so that such energy wasting is prevented.
Then, we found that there was a lack of reduction in the performance of circulation pumps in the night-time. By simple adjustment of time schedules within MaR, we were able to save ca. 30.000 CZK per year without any expenses.

During the inspection of the building, our team found out that the tenants occupying the upper floors are very dissatisfied with thermal conditions during summertime. Large glass portals caused severe overheating of these rooms. Using a dynamic simulation program, we designed a shading system that uses automatic outer blinds.

One of the measures suggested in collaboration with the Voltcom company was complementing the current substation with a user section. Owing to this measure, our client would be able to offtake electric energy in the high voltage regime for much lower price. Despite the initial investment of 2.5 million CZK, the payback period of this measure was calculated to equal 3 years. After this period, the client would save 850.000 CZK per year.
